From listing a vacancy to collecting verified rent every month — MapleConcierge holds the whole chain together, province-aware.

STEP 1

List & sign

Add the unit, push to Kijiji and Facebook Marketplace through MapleRentals, screen applicants, run credit checks, and sign the province-specific lease in MapleSecure. The tenant lands in their portal already onboarded.

STEP 2

Collect & dispatch

Rent auto-matches by Interac reference code or pulls via Rotessa PAD on the first of the month. Tenants submit maintenance with photos through the portal — you route to staff or vendors with one click and the lockbox / smart-lock codes follow.

STEP 3

Reconcile & report

Every transaction reconciles to the right unit and owner. Monthly owner statements, T776 / TP-128 prep, GST/HST tracking on commercial units, and a clean export to QuickBooks Online or Xero. You spend the recovered hours on real estate, not reconciliation.

    MapleConcierge is the original CSaaS (Canadian Software as a Service) platform for property management - the parent product that pioneered the MapleWorkSuite industry-vertical model. It is one place for landlords, property managers, and owners to track properties and units, run digital leases, collect rent, dispatch maintenance, and operate a tenant portal. The tenant-facing surface is published as the Channel Product MapleRentals, so prospective renters can browse vacancies, submit applications, and pay rent from a public-facing brand while you run operations behind the scenes.
    Which Canadian provinces does MapleConcierge support?
    All ten provinces and three territories. Lease templates, security-deposit rules, notice-to-vacate periods, and rent-increase caps are configured per province out of the box - New Brunswick (RTA), Nova Scotia (RTA), Prince Edward Island (RRA), Newfoundland and Labrador (RTA), Quebec (TAL / Tribunal administratif du logement, including Section G), Ontario (RTA + LTB N4/N12 forms), Manitoba (RTB), Saskatchewan (ORT), Alberta (RTA), British Columbia (RTB), plus Yukon, NWT, and Nunavut. Form numbers, rent-increase math, and N-series notices are all province-aware.
    Does MapleConcierge integrate with Buildium, Yardi, or AppFolio?
    Yes. We provide one-time CSV / Excel migration tools and ongoing API connectors for Buildium, Yardi Breeze, AppFolio, and RentManager. Properties, units, leases, tenant ledgers, and historic rent rolls all import on day one. Many customers run MapleConcierge alongside their existing platform during a 30 to 60 day pilot before switching fully - we never lock your data, and a one-click CSV export of everything is always available from the dashboard.
    Can tenants pay rent through MapleConcierge?
    Yes. Tenants pay through the public MapleRentals tenant portal using Interac e-Transfer auto-match, Rotessa PAD (pre-authorized debit), Stripe / PayPal card, or manual cash / cheque you mark paid yourself. Money flows directly to your bank account - MapleConcierge never holds tenant funds. Receipts are issued automatically, late fees apply per provincial rules, and the rent ledger updates in real time on both the manager and tenant sides.
    How does MapleRentals fit in?
    MapleRentals is the public-facing Channel Product surface of MapleConcierge - a separate brand at maplerentals.ca that prospective tenants see when they search for an apartment, submit an application, or log in to pay rent. Every MapleConcierge subscription includes a MapleRentals listing page, the tenant application flow, and the tenant payment portal. You operate the back office in MapleConcierge; tenants and applicants only ever see MapleRentals.
    Is MapleConcierge PIPEDA-compliant?
    Yes. All tenant, applicant, lease, and payment data is stored on Canadian-hosted infrastructure (Maritimes and Central Canada regions) with encryption at rest and in transit. We align with PIPEDA federally and with provincial privacy acts including Quebec Law 25, Alberta PIPA, and BC PIPA. Tenant credit-check consent and applicant data retention are configurable per province. Full audit trails for every data access and lease signature are retained for the statutory seven-year minimum.

    Can I migrate from my current property-management software?
    Yes - migration is free and we do most of the work. A MapleConcierge specialist imports your properties, units, current leases, tenant ledgers, and twelve months of historical rent transactions from Buildium, Yardi, AppFolio, RentManager, Propertyware, DoorLoop, Stessa, or a spreadsheet. Typical migrations finish inside two business days for portfolios under 200 units, or one to two weeks for larger portfolios. Tenants get a one-time invitation email to claim their new portal account and there is no break in rent collection.
